A large number of technical and popular publications are available with respect to the real estate developments in Kochi.  These publications published to suit the tastes of people at different levels of the society are widely distributed all over Kerala.  Before buying or investing in Flats in Kochi , the commercial capital of the state you need to do an in depth research into various parameters.  For a new comer to the city doing research at short notice is not that much easier.  The only option is to start collecting data much earlier.
 
Since most of the publications are available online, you can get in touch with the developments in Kochi without spending much money and time to get the necessary data.  You will certainly get an overall picture of the real estate developments in Kochi from the available data.  However, when you need to do location specific studies you will have to go deeper into the data relevant to a particular location.
 
Sieving through the mass of data is a time consuming process.  Here the computer software and other research methodologies are of great help.  Sometimes data collected will seem unwieldy at first sight.  However, through strenuous effort you can classify the available data into different segments.  This will help to identify the developments in different sectors.
 
Even though it may take much time, the registration office will be able to offer some clue with respect to the upward and downward movement of property prices in Kochi.  Until recent times, the actual value at which a property transaction took place never got mentioned in the registration records.  You will have to do some guesswork to arrive at the actual value.  After the recent amendments in the rules, under valuation of properties is now literally impossible.  Even then, the actual value mentioned in the registration records is not the actual value.  For example, in M.G.Road in Kochi, a property transaction takes place only at more than double the value mentioned in the government records.
